Residents asked for input on Enterprise development

Residents this month will have the opportunity to influence plans for the future development of land in the Enterprise area.

The revision process of the Enterprise Land Use Plan, which takes place once every five years, will begin with an open house Oct. 18.

The public meeting starts at 10 a.m. in the cafeteria of the Clark County Government Center, 500 S. Grand Central Parkway.

During the meeting attendees will have the chance to talk to groups such as NV Energy (formerly Nevada Power), Clark County Parks and Recreation and mixed-use project developers about future plans as well as express their opinions about zoning issues, said Clark County Principal Planner Walter Cairns.

They will also be able to fill out surveys with questions regarding various things such as availability of different types of housing and whether there is a need to diversify the economy, he said .

The Enterprise Land Use Plan is a guide for future land use and zoning decisions used by the public and by the government entities that oversee development.

It defines development standards and brings together information about land use trends, public services, the environment and community values.

Cairns said he doesn't expect to see much change take place during this year's revision, but that there are two issues that will likely be addressed.

One is a concern about the types of projects built adjacent to rural neighborhood preservation areas.

"People are concerned about their property values being affected and ... traffic attractions," he said.

An example of this situation would be when a business is built on land adjacent to a home and along with its development comes increased traffic.

Another concern is that mixed-use developments, which bring together residential and commercial uses, are not being developed as they were conceived, he said.

Some say they are being built with more residential and not enough of the commercial component, he said.

Cairns said the revision process will take a year and that there will be a second open house in the spring.

The current land use plan is available for viewing on the county's Web site, www.accessclarkcounty.com.

The Enterprise Township encompasses the area of Silverado that is between Interstate 15 and Bermuda Road, south of Warm Springs Road and the area between St. Rose Parkway and Silverado Ranch Boulevard.
