Residential development gets preliminary approval

A 632-acre residential development proposed for the hillsides of southwest Henderson gained a preliminary approval Thursday from the Henderson Planning Commission.

But the developer said conditions placed on that approval -- reducing the allowed apartment units by 280 -- would not leave him enough profit to complete a major roadway and ease traffic for nearby neighborhoods.

The planning commission, concerned by the high density of apartment housing proposed for 47 acres of steep mountainside, said it would only allow just 10 units per acre rather than the requested 16.

After the meeting, developer Rich MacDonald said he will have one question when the Henderson City Council reviews his project on March 5: "Who wants to build the road?"

If MacDonald wants to build his Canyons at MacDonald Ranch project, he is required by the city to complete the less-than-one-mile section of Green Valley Parkway that eventually connects with Eastern Avenue.

The road construction would cost between $2 and $3 million, MacDonald said.
