NOTE: This list excludes projects with less than 50 units as well as projects still under construction or that have recently completed construction but for which escrow data is incomplete or unavailable, such as CityCenter and Cosmopolitan. The under construction category is subject to change and excludes projects with less than 50 units. Price information excludes units that are sold and under contract but have not yet closed escrow and also excludes units where the most recent activity has been foreclosures or lender reposessions of units. Those are artificial values, usually the balance of the loan at the time the property is auctioned off.
Closed escrow is assumed when a sale type and date is present in the assessor’s records, and a party other than the developer is responsible for paying the unit’s property taxes. There can be a delay between the time of sale and when the property is actually updated in the tax rolls.
