Garrrth is ALL HAT AND NO CATTLE...and sooo 1993. Yes, he has a shrinking fan base but not one that will fork over a buck-twenty-five to see this headset wearing dork bounce all over the stage....with his "bow wow row row" lyrics.
Extended Stay in this particular area...is simply code for "BY THE HOUR". A pimp will rent a room by the month and sublet to the hookers and johns by the hour.
Just do the math: A hellhole- ho'tel that rents for $175 per week - for a studio with maybe a mini bar size refrigerator and no kitchen. The peeps that live week to week are drawn to these places because they got kicked out and evicted from everyplace that requires a lease and up2date Equifax. It's great money ($30-40k per month at 80% occupancy) for the owner as long as they can stay alive.
They lock down the lobby and install a 2" plexiglass slot for "guests" to check in/out.
Blame it on timing?
Let's consider:
1. Cost
2. Location
3. Design
The trifecta of common sense mistakes - and none are fixable.

when these companies start with seminars and AMWAY type,hype venues open to the ham & egg public, you know the market is dead. Commercial property was NEVER marketed to the public in years past. Only the insiders could invest in malls and prime lots.
BUYER BEWARE! just look at strip-mall vacancy and consider adding more empty space ontop of that...no different than building another condo tower.
