FBI spokesman Dave Staretz:
The Meridian Condominiums at the NE corner of Koval Lane & Flamingo should be high on the FBI's priority list for the following reasons:
Mortgage fraud including collusion between the developer American Invsco/the Gouletas family out of Chicago, the appraisers, mortgage companies and the Title companies; American Invsco failed to disclose the fact that their special rental program, which they used to hook their investors was funded directly from the investors mortgages; out of 678 units less than 20 are owner occupied; SEC violations for selling the condominiums as investment properties, and marketing them as such, without being registered as required by law with the SEC; fraud against investors who paid for furniture packages which in some cases were never installed and in other cases stolen; American Invsco illegally kept control of the HOA by having their Senior VP of AI Real Estate Michael Mackenzie as President and CRS's Michael Zink on the board as well - they left the HOA with over a million dollars in missing funds; a number of Nevada Revised Statutes were broken along the way in the running of the HOA as a personal bank.
The players who should be a target of the FBI Investigation: Nicholas S. Gouletas, Steven E. Gouletas, Nicholas V. Gouletas, John Cadden, Michael Fish, Anthony Dibenedetto, Mark Goldstein, Bruce H. Seyburn, Dale R. Campbell, Ray Regner, James Schwark, Michael Mackenzie, Michael Zink, Rebekah DeSmet, Mary Harvey,
Amber Morrelli, Scott Oelke, Ron Aldinger, Tonya Aldinger, Dan Somers, Jude Mandel, Jules Smith...and the list goes on. We have a great list of entities that were all involved in the criminal activities.
Extended list of criminal activities include: RICO violations, money laundering, racketeering, comingling of funds, the use of straw buyers - FBI I am sure you can add to the list. American Invsco perpetrated these crimes in multiple states including Las Vegas, NV at the Meridian; Florida - Plantation Park; and take your pick in Chicago. American Invsco is a fine example of disorganized/organized white collar crime & criminals.
