Master-planned Rhodes Ranch looking to add 222 new homes

Rhodes Ranch, the master-planned community in the southwest valley, plans to add a new village after receiving approval from the Enterprise Town Board on Wednesday and the Spring Valley Town Board on Tuesday.

The company applied for a use permit to construct 222 single-family lots on about 29 acres near the corner of Fort Apache Road and Sherwood Greens Drive. The application next will go before the Clark County Planning Commission for approval on Nov. 2.

Lots will range in size from 3,500 to 8,500 square feet. The houses will be finished with stucco walls and tile roofs, according to the design. The company also applied for an early grading waiver from the county, which would allow for a quicker start to construction.

The county’s staff mandated the company post a $5 million insurance policy in case the project falls through. Spring Valley town board members expressed concern over previous developers stalling on construction after early grading. The 12-month insurance policy will protect nearby properties from floods caused by changes in the grading.

Last year, Rhodes Homes filed for Chapter 11 bankruptcy after sales had dwindled from almost 600 in 2005 to 350 in 2008. Management of certain assets, including the Rhodes Ranch master-planned golf-course community, has been assumed by Dunhill Homes, a Dallas-based developer.

The Rhodes Ranch community is planned to include about 2,300 homes, less than half of which have been built.
