ON THE MARKET: Five-bedroom, seven-bath Summerlin home owned by Bill and Adel Forsythe. The $6.9 million sales price includes all the furniture.

* Lighting system can be controlled by a central command center.

* Large gourmet kitchen with Sub Zero refrigerators and Miele appliances. Family room doubles as the home theater. A 10.5-foot screen and projector descend from the ceiling and the automatic drapes can make the room movie-viewing ready at the touch of a button.

* Billiards room with built-in humidor is near the top of the stairs and a downstairs smoking room doubles as a library. A Smoke-Eater ventilation system in the library allows for cigar smoking.

* The wine cellar can hold up to 5,000 bottles.

* Separate pool house includes a massage room, steam room and redwood sauna.

* A below-ground regulation-size racquetball court with maple floors can be accessed through the pool house. A Jacuzzi and cold plunge are surrounded by granite boulders and blended into the property's extensive xeriscape.

* Two-story casita can be used as an office suite, guest or nanny quarters.

* The home also has a secret passage, but Adel Forsythe declined to say where it is.

"It wouldn't be secret then," she said with a laugh.
