Neighbors rise up over proposed high rise near Strip

The developer of a proposed 185-foot tower near the Strip is scheduled to go to the Clark County Commission for a land-use approval Wednesday.

Oscar Nunez, owner of several Las Vegas condominiums, has worked with Chicago-based developer Diversified Real Estate Concepts to build the high-rise residential building at Koval Lane and Albert Avenue. However, residents of another, existing high-rise a half-mile away have objected to the project on grounds that it would add too much traffic to the area and ruin their views of the Strip.

"We have prepared the traffic analysis that was requested, we have provided that analysis to the concerned parties and are hopeful that satisfies their last remaining concerns," said Greg Borgel, a land-use consultant working with Nunez. "That study shows that there will be no noticeable impact on traffic."

Mark Fiorentino, attorney for the Park Towers homeowners association, said the residents want either the applicant or the County Commission to hold the issue for at least a couple of weeks to review the traffic study.

At least 15 residents of the $125 million, 20-story condominium complex have registered their complaints with the county.

Condos in the towers sell from $700,000 to more than $4 million, and part of the appeal for the well-heeled residents is the view.

The Clark County Planning Commission, the Paradise Town Advisory Board and the Clark County planning staff have recommended approval for the project.
