Limits on small lots are studied

The North Las Vegas City Council appears intent on limiting the number of new small-lot single-family homes in the city, but council members are not sure exactly when exceptions should be made.

A moratorium on new small lot developments has been in place since late summer to give council and city staff time to deal with this issue. During a council retreat in October, the council informally agreed that home lots smaller than 4,500 square feet should only be allowed in master-planned communities, which are planned developments on at least 500 acres.

But at Wednesday's council meeting, Mayor Michael Montandon said the city should look into whether small lots should also be permitted if they are part of "PUDs," planned unit developments of 100 or 200 acres.

"I've seen nothing to say you can't make mixed density work on less than 500 acres," Montandon said.

The mayor asked city staff to research how much land would be necessary to have a development that would adequately "blend" small lots and large lots.

No vote on the matter was taken Wednesday. The council agreed to wait for city staff to further analyze when small lots should be allowed.
