Apex developers can split parcels

The Clark County Commission on Tuesday moved to allow developers of a 10,000-acre industrial park northwest of Las Vegas to split up and sell their property.

Developers of the Apex Industrial Park have been hit by county air quality regulations that limit large-scale industrial development and land-use rules that would not allow residential development.

The developers hope the change will allow investors to recover some of the $20 million put into the 4-year-old project. The previous county rules required the developer, Industrial Properties Development Inc., to develop the area as a single project.

The new rules will allow development of smaller parcels.

Mark Fiorentino, an attorney representing the development company, told the commission that the company would pull a proposal to build homes on about 3,000 acres of the property. That proposal had been scheduled to go to the commission for zoning approval Wednesday.

The proposal to build residential properties had been vehemently opposed by the Air Force because jets with live ordnance take off over the area.

Deputy County Manager Rick Holmes told the commission that the underlying land-use rules for the Apex area requiring industrial uses would not change with the commission approval Tuesday.
