Developer would help with fire services

The North Las Vegas City Council appears ready to grant approval of a 54-acre development in the city's northwest area as long as a fire station is included.

The council Wednesday will introduce two agenda items that will detail how, when and where developer Arik Raiter will build a new fire station.

One item will rezone the first 22 acres of the project at Ann Road and Allen Lane from residential to commercial. Then the council will consider an agreement that will detail how the land will be developed by Raiter's Ann and Allen LLC.

Both items will be voted on Aug. 2 and are expected to be approved.

Included in the agreement is the developer's plan to design and construct a fire station. Within two years, according to the agreement, the developer will build the fire station on 1.5 acres.

The facility is needed in the northwest because only one station covers one-third of the city. Station 54, at Ann Road and Camino Al Norte, is responsible for more than half of the city's population in the northwest.

The city had forecast building a fourth fire station within the next two years, but city officials had not figured out how to pay for it.

Also within two years the developer will dedicate property for a bike trail, which will be adjacent to the western tributary of the Las Vegas Wash. Officials hope to eventually construct a trail system that wraps around the city.

The developer must complete the fire station and trail before a final building inspection is approved.

Perlman Architects Inc. has already drawn up a conceptual master plan for Raiter showing a community with commercial sites, including a 125,000-square-foot home-improvement center, 34 acres of residential and 1.5 acres for the fire station.
