Trump partners in Henderson luxury home community

Flamboyant developer Donald Trump and his partners plan to build a luxury residential community and golf course in Henderson, Mayor Jim Gibson announced Thursday in his State of the City speech.

"Donald Trump plans to build an upscale, master-planned community in the city of Henderson that will bear his name," Gibson said during the Chamber of Commerce luncheon.

The 640-acre project will be on Pago Pago Street about a mile south of the intersection of Horizon Ridge Parkway and Valle Verde Drive in the southwest part of the city, Henderson officials said.

"It (the project site) is a section of land that doesn't have any roads yet," said Bob Campbell, a Las Vegas public affairs consultant hired by Trump. "We believe that it is probably going to be in the planning and engineering process for probably 10-12 months. The earliest construction work would start would be the first quarter of next year, 2001," Campbell said.

The residential development will include mostly single-family homes and some golf villas, Campbell said.

It will have no more than 600 lots.

"The lots would sell in the $1 million range, but that is a very preliminary estimate. The price will be determined on things such as view, which haven't been worked out yet," he said.

Trump is doing the project in a partnership with the Cheng family, his Hong Kong associates. The Cheng family has owned the land designated for the project site for about 10 years, Campbell said.

While Trump is known for his New York-based luxury projects, his developments usually consist of hotels, condominiums and apartment buildings. Trump has also developed hotel-casinos in Atlantic City.

In December 1992, Trump won approval from New York City to build his Riverside South development. Upon completion, the project would contain 5,680 apartments in 16 residential towers, which would house up to 15,000 people. It would also include retail and office spaces -- all within about a 13-block area.

Trump is expected to come to Henderson to discuss his project with the city, Campbell said, but there is no official word on when the visit will take place.

After his speech, Gibson said he is excited about the project and maintained that the city will be closely involved in its development.

"The development and planning process is under way, although no applications have been filed yet," he said. "They (developers) will be coming out here extensively to meet with us, and our staff will be involved in the negotiations and shaping the way the development goes. I have already met with his property development person.

"This is going to be a tremendous asset to the community," he said.
