Business office OK’d for residential area

Over the vehement objections of nearby residents and a "denial" recommendation from the Clark County planning staff, Clark County commissioners approved a zone change to allow a business office in a residential neighborhood in Spring Valley at Wednesday's zoning meeting.
Los Reyes Corp., a company headed by developer Ron Tiberti, sought the change from residential to office and professional for 4 acres on the southeast corner of Jones Boulevard and Diablo Drive. Two office buildings, one at 24,000 square feet and the other at 11,700 square feet, are proposed for the area.
Several neighbors objected that the zone change will lead to increased traffic and commercial property uses in the residential area. They pointed out that the existing zoning and the land use plan for the area call for residential zoning.
But Commissioner Myrna Williams said that Jones is a section-line street, which means that it usually has higher traffic volumes, and that development is inevitable on such streets.
Commissioner Erin Kenny said approval would prevent more intense commercial uses.
The commissioners ultimately voted 4-0 for "commercial-residential transition" zoning, which would allow professional offices but severely restricts other kinds of development.
Tiberti agreed to the zoning designation. Tiberti said he only anticipates accountants, dentists and other kinds of professionals moving into his office buildings.
"We won't be back here for other uses," he said.
