Palm City condo plans reviewed

While parcels planned for the Palm City residential subdivision have passed the Henderson Planning Commission's inspection with flying colors, developers are having a tougher time with their plans for condominiums.

Commissioners are continuing their review of condominium plans, with the agreement of developer Rhodes Homes, until their Oct. 29 meeting because of concerns over the density of the project.

The condominium development, which is part of the overall Palm City residential subdivision, would be located at Sunset and Mohawk roads, northwest of Olsen Street and Lake Mead Drive, in the Calico Ridge area.

The condominiums would consist of 26 buildings, with a total of 142 units on 13.7 acres, and have a density of 10.4 dwelling units per acre. Most buildings would be home to between 4 and 6 units.

The Planning Commission expressed concern over the development saying that it calls for simply too many buildings and units to be crammed into a small area.

"This (design) has bothered me ever since I looked at his particular development," Commission Vice Chairman JoAnn Huffaker said. "When I think that we will be having walls and no windows (on some sides), I feel like we will be looking at it and it will look like New York City."

Rhodes Homes said it plans to work on reducing the number of buildings and units.

Commissioners said they are confident that once the issue of density is resolved, the condominium project would face a better chance of approval.

"I think if you took out a building or two, you would take care of the problem," Commissioner Kenneth Lamb said.
