Planning Commission OKs condominiums

Persistence seems to have finally paid off for the developers of the planned Palm City condominiums as the project got the green light Thursday on its second try before the Henderson Planning Commission.

The Planning Commission voted 5-0 in favor of the 13.7-acre condominium project, which had been continued from the Sept. 24 meeting.

The 142-unit condominium development will be part of the larger 2,200-unit Palm City subdivision being built by Rhodes Homes in the Calico Ridge area of Henderson near Sunset and Mohawk Roads.

The Planning Commission had postponed a vote on the 26-building condominiums project at its Sept. 24 meeting, citing concerns mostly about density, saying that there were simply too many buildings being crammed into a small space.

Each building will have a density of 10.4 units per acre, with most buildings consisting of 4 to 6 units.

This time around, though, developers seemed to have eased the concerns of the Commission without changing the size of the project.

"We feel that the concerns of the Commission have been addressed," said Paul Kenner, representing the developer, during the meeting.

One of the main changes from the previous design is in the alignment of the windows of the condominium units that would have been facing each other. The windows of the units will no longer be at the same elevation with each other, so now there will be no direct view from one unit into the next one, Kenner said.

Each building also would have a different architectural design and color scheme to address the commission's concerns over the aesthetics of the project.

The triangular-shaped condominium parcel will be surrounded by a golf course to the north and south and by the golf course's lake at the development's west tip.

"This particular project in the Palm City development is in a premiere location," Kenner said.

Plans for the Palm City condominium development are scheduled to be reviewed by the City Council on Nov. 17.
