Radioactive water will stall approved condos

Henderson planners have approved the design of a 142-unit condominium development in the Palm City subdivision, off Boulder Highway and Sunset Road.

However, don't expect to see new residents moving in anytime soon. Construction at the site, part of a 2,200-unit subdivision being built by Rhodes Homes, is on hold while tests are being done to discover the source of radioactive underground water flowing under the land. The developer is being allowed only to grade for a golf course.

The condominium plans had to overcome their own hurdles. The Planning Commission postponed an original Sept. 24 vote on the project, because commissioners said too many buildings were being fit into too small a space. The development will have a density of 10.4 units per acre, with most buildings having four to six units.

The Planning Commission approved the 13.7-acre condominium project 5-0 on Thursday. But only after some changes were made in the project's design.

Windows have been realigned so that neighbors no longer will be able to look in on one another.

Each building also will have a different architectural design and color scheme to address the commission's concerns over the aesthetics, said Paul Kenner, who represented Rhodes Homes.

The density of the project is offset by its uniqueness, Kenner said. The triangular-shaped condominium parcel will be surrounded by a golf course to the north and south and by the golf course's lake at the development's west tip.

"This particular project in the Palm City development is in a premiere location," Kenner said.

The Henderson City Council will review the plans Nov. 17.
