Commission approves plans for motel

Plans for a 110-room motel off Sunset Road in Henderson were unanimously approved Thursday after the Planning Commission's concerns about traffic problems were satisfied.
The three-story Extended Stay America will be built on Sunset Village Circle about 300 feet from a residential area. No gaming will be offered in the motel.
JoAnn Huffaker, vice-chair of the commission, said her primary concerns were the motel's proximity to the adjacent neighborhood and congestion on the U-shaped street that loops around from Sunset Road.
Gus Tzanetopoulos, an associate developer for the project, reminded the commission that his firm has made about $470,000 in infrastructure improvements near the site in preparation for the motel.
"We rebuilt the street and sidewalks and put in a computerized intersection in light of the fact we planned on doing this project," Tzanetopoulos said.
In addition, the developers are going beyond many of the city's requirements. Instead of the required 109 parking spaces, the motel will have 121 spaces. It also plans for 29 percent of the 2.3-acre lot to be landscaped. The city requires 12 percent of parcels to be landscaped.
The second and third floors of the 50,805-square-foot motel will be an off-white stucco and the bottom floor will be beige.
Also during the meeting, the Planning Commission approved rezoning 23 acres at College and Mission drives from rural residential to public land.
The vacant parcel will soon become a city park with lighted ballfields, basketball courts, a children's playground and a water feature.
