The $5.8 million theater owned by Syufy Enterprises is expected to open by next May.
Park Lane retailers are hoping it will lure more shoppers.
Business at the mall has suffered in the past few years as some of its major stores closed.
Sears, which anchored one end of the mall, closed in 1995 and moved to a new location in Meadowood Mall. Gottschalks took over the Sears location in February.
Weinstocks, which anchored the other end, closed the following year.
